Short version: we collect what we need to make you a cash offer, we use it to do exactly that, and we don't sell it. The rest of this page is the detail behind that sentence.

Who this covers

This policy applies to House Buyer Dan ("we," "us," "our"), a Wisconsin home buying company, and to housebuyerdan.com and our text message program. It explains what we collect, why, and what you can do about it.

What we collect

Information you give us. When you request a cash offer or contact us, we collect your name, phone number, email address, the property address, and anything you choose to tell us about your situation or the house. If you call or text us, we keep a record of that conversation.

Information collected automatically. Like most websites, ours records basic technical information when you visit: your IP address, browser and device type, the pages you look at, and how you arrived. This comes from cookies and similar technologies, described below.

How we use it

To prepare and send you a cash offer, and to follow up about it
To contact you by phone, text, or email about your property
To carry out a sale if you accept an offer, including working with the title company
To keep records we're legally required to keep
To understand which of our ads and pages actually work, so we spend less on the ones that don't

Text messages

If you give us your mobile number and agree to texts, we may send you text messages about your property and your cash offer. We use a third-party messaging platform to do this. That provider acts as our service provider and handles your information on our behalf, under our instructions.

Consent to receive automated marketing text messages is not a condition of any purchase or sale. You can stop them at any time by replying STOP, END, CANCEL, UNSUBSCRIBE, or QUIT to any message from us. Reply HELP for contact information. Message and data rates may apply, and message frequency varies.

If you sign up for text messages, we do not sell the personal information collected in connection with that service, including your mobile number or your consent record, to anyone. We do not share it for cross-context behavioral advertising or targeted advertising.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the sharing described elsewhere in this policy excludes text messaging opt-in data and consent. That information is never shared with any third party.

Who we share it with

Service providers. Companies that help us run the business get access to what they need to do their job, and nothing more. That includes our customer records system, our email and text message providers, and the title companies that handle closings.

Legal reasons. We may disclose information where we believe it's necessary to comply with the law or a legal request, to enforce an agreement, to protect the rights, safety, or property of House Buyer Dan or anyone else, or to pursue available remedies.

Business transfers. If the business is ever sold or merged, customer information may transfer as part of that.

Aggregate information. We may share combined or de-identified information that can't be traced back to you.

We do not sell your personal information.

Cookies, and the tracking we use

Cookies are small files a website stores on your device. We use them to keep the site working properly and to measure how it's performing. We also use two outside tools:

Meta Pixel (Facebook and Instagram), which tells us whether our ads led to real enquiries, and lets us show ads to people who visited the site.
Google Analytics, which tells us which pages people actually read and where visitors come from.

You can turn cookies off in your browser settings, though parts of the site may stop working properly. You can also control ad personalisation in your Facebook and Google account settings. Our site does not currently respond to "Do Not Track" browser signals.

How we protect it

We use physical, technical, and organisational security measures suited to the sensitivity of what we hold. We should be honest with you though: no website or online service can promise to be completely secure, and we can't guarantee the security of information you send us.

How long we keep it

We keep your information for as long as we're working with you, and afterwards for as long as we need it to meet legal and record-keeping obligations, resolve disputes, and enforce our agreements.

Your choices

Stop texts: reply STOP to any message
Stop emails: use the unsubscribe link, or just ask us
Stop calls: tell us and we'll note it and stop
See, correct, or delete what we hold: email us and we'll help, subject to records we're required to keep

Children

This site isn't intended for anyone under 18, and we don't knowingly collect information from children. If you believe a child has given us information, contact us and we'll delete it.

Changes to this policy

We may update this page from time to time. When we do, we'll change the date at the top. Significant changes will be flagged on the site.
